The list below contains all of the guidelines for an Architectural Plan review.
- Do not submit any material directly to the plan reviewer. Digitally submit all plans and plan resubmittals via “eTRAKiT”. Login using your Public User or Contractor login credentials. If you don’t have a login watch the video “CREATE A PUBLIC ACCOUNT” near the bottom of the screen.
- Do not submit sheets individually. Rather, submit the entire set of plans as a single document (including all resubmittals). (Civils may be detached and submitted as a separate complete document.) If the document is too large to submit as a single document, contact the Building Safety Division for direction at 209-577-5232.
- Include the project name and full street address including suite number. If there is no exact address include the Assessor’s Parcel Number (APN). Show north pointing arrow.
- Briefly describe the scope of work. Cloud or isolate project areas.
- Provide contractor’s name, address, phone number, type of contractor’s license, license number, and date of expiration. All plans must be “wet” signed.
- Note issue year of the California Building Code (CBC), California Fire Code (CFC), NFPA references, and other regulations being used.
- Indicate the occupancy classification(s) of the proposed building use as defined by CBC Chapter 3 and the type of building construction as defined by CBC Chapter 6.
- Indicate which aspects of the project will be deferred submittal (e.g., fire sprinklers, fire alarm, kitchen hood fire protection system, high-piled storage, hazmat, etc.).
- Calculate the maximum allowable area of the building per CBC 506.2 and CBC Table 506.2. Show elevation pictures. State the actual height and area of the building.
- Show calculations used to determine occupant loads. Provide an occupant load matrix.
- Provide a floor plan for the project/building. Clearly show and identify all rooms, areas, path(s) of exit travel, and fire extinguishers. Show and label all fire-rated walls.
- Label and show swing direction of all doors. Show all doors and door hardware in a door schedule. Specify any door fire rating. Clearly identify all doors with panic hardware.
- Show all exit signs (CFC 1013.1). Show all emergency lighting fixtures (CFC 1008.1).
- On a site plan or on utility civils, show property lines, nearby buildings, adjoining suites, streets, fire lanes, parking lots, and vehicle gates. Show location of all on-site and off-site fire sprinkler appliances (e.g., fire water lines and sizes, riser, FDC, PIV, double check valve [1602-A or 1602-B], fire hydrants, fire pumps, etc.). Include relevant Modesto Standard diagrams. Show scale used. CFC Appendix D is adopted. Show application of CFC D105 if applicable.
